Building a site which would make a good Flip isn't as hard to do as you may think, the concept of Flipping is to build a website which conforms with the market trends or with what people want. If you are already building websites and earning profit from them then you are pretty much there already but as we have seen in the last few posts profit alone isn't the only thing that makes a 'fliptastic' site. There are several factors which will influence the sale of a site and which will influence the profit you end up taking home at the end of the day.
As I've mentioned several times previously, looking at what is for sale on Flippa (what it's main features are), how it's being sold and how much it's actually selling for can be a huge influence on which direction you go with your own 'build to flip' website.
An Example Of A Site With Fliptastic Qualities
I often browse around the Flippa marketplace, in fact Flippa has become to me what eBay used to be to most obsessive buyers and I've had to restrain myself on many occasion from snapping up sites that I've really liked the look of and there are some REALLY good sites out there. In particular I found this example which I thought I would share with you!
The following website is an established Steelers Sports website, now personally being in the UK I don't know an aweful lot about the Pittsburgh Steelers but I do know that this site is a 'Fliptastic' site which has all of the main factors that make a site worth Flipping. In fact at the time of writing this post that particular site has reached a bid value of over $10,000, so lets take a closer look at what makes this site a 'Fliptastic' site.
Website Age - The site and the domain name is around 8 years old meaning that it's likely to be well established in the SERP's and receive more authority as a result.
Google PR - The current PR of the site is 3 at the time of writing this post
High Traffic - The site is currently getting around 80,000 + visitors every single month which serves over 3 million page views to the web
Reasonable Revenue - Total monthly revenue is around $1500, again not a bad income for a 'Niche' site and the current bid has already reached around 8 times the monthly income for this particular site and my guess would be that this seller probably has his reserve set around 12x the income at somewhere around $15,000 and I'm sure it will probably return far more than this, it will be an interesting one to watch.
In A Popular Niche - Just doing a very very quick search for the term 'steelers' in the Google keyword tool returns A LOT of keywords and phrases which would be fantastic to target and you will see from the screen shot below there are A LOT of 'buyer' keywords and keywords which would yield a good Adsense revenue if that's a monetization method you chose to use. Remember how popular the Adsense flippa tag was in the previous post? Adsense sites sell VERY well on Flippa, people are familiar with Adsense as a revenue stream and they trust it.
Now, this site isn't a hard site to build, (that's not a criticism to the owner) from a marketing point of view they've clearly done a fantastic job otherwise it wouldn't be seeing the success that it obviously is. But using something like Joomla or WordPress it would be quite easy to put together a site similar to this, a site in a popular sports niche like this one clearly has a lot of avenues which could be explored in the way of content, structure and monetization, plus it has some great keywords which you could utilize to gain search traffic to your content pages and your 'money' pages.

Site flips have been a thing I’ve stayed away from because it looked to me that you had to concentrate on that too much to make money from it.
Your series helps take some of the mystery out of what works and doesn’t on Flippa.
It’s really not that hard to get into, I will usually build a site with the intention of it making me money for a few months and then flip it. Building a site to flip is really just the same as any site you would usually build BUT you might want to be more picky about how you monetize it AND you don’t want to ‘fall in love’ with your site so much that when it comes to sell it you really don’t want to :).

I have seen a BUNCH of football fan sites… broken down tot he team level like this and actually prepared quite a few rankspankers for Steelers fans themselves when they won the big game last year!
I wanted to address what Jeff said also…
The BEST flips I have done myself are those that ARE NOT built for the money – and just turn out to be AWESOME!
If you are building specifically to flip… I think you need to approach the site completely differently… like buying a car to resell it, it has to be looked at as an investment of time and money.

I know what your saying, Mark. Personally when I say ‘Build to Flip’ I will usually keep the site for at least 6 months anyway so in my mind I treat it the same, as if it were my own. You are right though, some of the best flips are ones which you never intended.
I always think of the future when I’m buidling a site and think of the future sale value it can give me.
